Join us in Building Dream Homes: We welcome qualified builders to take part in our new Spec Builder Program.
Berkeley Hall’s Spec Builder Program is open to all qualified builders, who purchase a club-owned lot with the intent to build a home and to apply for deferral of the Club initiation fee and membership dues. These deferrals expire when the house is sold to a new member. Additionally the Club will defer any dues requirements until that end owner closes on the home. Builders may select from an array of Club-owned lots featuring wooded, golf and deep water views. We welcome builders to take part in our exciting new program, with your vision of custom homes that reflect the exquisite Lowcountry lifestyle found at Berkeley Hall. Application must be made to the Club for review and approval to participate in this incentive program.
If approved, the lot must be purchased from the Club to initiate the incentives. Purchase of the lot transfers the legal ownership and responsibility for all subsequent costs and liabilities. If the legal entity purchasing the lot is an LLC, a designated principal is required to be designated.
All applicable ARB fees and compliance with all standards, specifications and regulations are required. The Club may seek remedy of any breach pursuant Club Rules and Regulations and Statutory authority.
House construction must be completed in 18 months after closing. Failure to do so rescinds the program incentives.
No membership rights are granted to any party during the deferral period.
A participant cannot have more than 2 lots in this program at any time.
The Club will determine and make available the list of Club Owned Lots eligible for this program.
Berkeley Hall Premier Builders may participate in this program.
Members in good standing may also participate. For every two Club-Owned Lots sold under this program, the Board may approve one member to build a spec home on their undeveloped, privately-owned lots. In the event the number of members applying exceeds the allowed number of lots, the Club will have established selection criteria which will include club seniority.
Each Club Owned Lot sale and each member proposed spec home build must have Board approval to be part of this incentive program.
